Procedure

I would like to rent this apartment. What do I do?

In order to be approved for occupancy, you must first give us some information.

  1. First, you will need to fill out an application. This application can be completed in person, by email, or fax.
  2. Second, you will need to mail, or wire funds to secure your apartment. We can not process your application without the following fees:
    1. Application Fee. ($25.00 per applicant) A $25.00 application fee is required for each applicant. This fee offsets the administrative expense to prepare your lease. If there is only one renter the fee is $25.00. If there are two renters the fee is $50.00 (2 x $25.00).
    2. Occupancy/Inspection Fee. ($45.00 per apartment) The City of Clayton necessitates that every apartment be inspected by the City to assure that the apartment meets all standards required for occupancy.
    3. Security Deposit (refundable). The amount of the security deposit is $250.00 (for the preselected units only). This deposit is required at the time of application and is held in the event of damage to the apartment, or non-payment of rent. If the apartment is returned in the same condition that it was rented in, excepting normal wear and tear, the deposit will be refunded upon the successful completion of the lease.

What is the length of the lease?
The lease is for a one-year term, starting August 1st and ending on July 31st of the following year. However, if you are coming before August 1st, let us know and we will accommodate an early move in for you.  Please be advised that you should purchase rental insurance for these units.

How do I know if I have been approved?
Because you have been referred to us from the Washington University School of Law you have already been approved. This means you will not be required to provide a social security number, and you will not be required to have a co-signer to guarantee your lease. After we receive your completed application, including all payments, we will verify your enrollment and send you a notification of approval. That’s all…...until you come to St. Louis.

I’m in St. Louis, what do I do?

  1. Don’t surprise us, let us know when you are coming.
  2. Go to our Clayton office to sign the lease, and pick up the keys.
